About UrbanCore Developments
UrbanCore Developments is a groundbreaking Hamilton-based real estate developer that holds core values of exceptional customer service and a commitment to excellence. By forging a path to build desirable and distinct communities that transform the Hamilton Area and help the city move forward with a revitalized vision, this firm is catering to homeowners and industry on every front.
Projects now underway by this developer include residential homes, industrial warehousing, as well as office and self-storage real estate in the Greater Hamilton Area (GHA).
UrbanCore works in a variety of areas but is keenly attuned to transforming existing historic buildings and underused parcels of land into modern entities that revitalize communities for a better tomorrow.
Leading Through Interdisciplinary Expertise
Sergio Manchia (MCIP, RPP) is principal at UrbanCore, lending his interdisciplinary expertise to all aspects of the development process. Manchia is also the principal at UrbanSolutions Planning & Land Development Consultants Inc. and Whitehouse Urban Design Inc., giving him a vast breadth of experience from which to draw upon. Manchia maintains superior connections with senior planners and engineers throughout the development process, as well as surveyors and landscape architects, to ensure results in his projects that go above and beyond.
Known for producing exceptional layouts and homes adorned with extraordinary finishings, Manchia has developed upwards of 3,000 residential units and over 500,000 square feet of industrial space in his past three decades in real estate.
As a developer working across disciplines, including pre-construction homes, Manchia has a wealth of experience managing large development portfolios. He coordinates and acts as a liaison between professionals involved in Hamilton-area development and is active within the community as a volunteer and a vibrant participant in associations. His memberships and affiliations include:
The Ontario Professional Planners Institute (since 1996)
RTG Systems Inc. Electrical Consulting Engineers
UrbanCore Developments strives to work closely with various levels of government through all aspects of the development process on projects, from the initial design phase to municipal approval and budget analysis. As a steadfast player in the industry, this firm is one pre-construction investors can rest assured is working meticulously to surpass clients' needs and expectations.
Caring for the Community
UrbanCore takes immense pride in being a transformative Hamilton-area developer and was one of just a handful of donors to fund the iconic HAMILTON sign in recognition of Canada 150. This remarkable landmark was gifted to the City of Hamilton and sits outside City Hall.
Made of 493 feet of waterproof semi-conductors with 15,000 individual LEED diodes and controlled by 96 channels of DMX control, this extremely economical and eye-catching 3D illuminated sculpture is expected to cost only 6 cents per hour to run but adds priceless value as a uniting, cultural asset.
A proponent of equity, UrbanCore has also played a key role in boosting affordable housing in the GTA. A strategic alliance between UrbanCore Developments, Carriage Gate Homes, Effort Group, and the City Housing Hamilton (CHH) has produced Roxborough Park Inc., an inspiring 13-acre 88-unit condo and townhouse development in Hamilton's east end that is revitalizing a historic area. This novel development has transformed a pre-industrial neighbourhood that was the site of the Hamilton Municipal Airport back in the 1920s and, more recently, Roxborough Park School into an area people of all ages and walks of life will love to call home. Sleek exteriors, contemporary design, and glass balconies are major attributes. Outdoor amenities such as a new playground, spray pad, sports fields and basketball courts have made this the ultimate family-friendly locale.
Making Old New Again: Re-Purposing and Revitalizing Spaces
This developer has also installed a growth-focused new industrial park at the former Otis Elevator and Studebaker plants in Hamilton on a brownfield site near Victoria Street North. This project was accelerated by the company having its own peer-reviewed environmental assessment rather than waiting through a lengthy process normally conducted by the provincial Ministry of Environment. This bold move has acted as an inspiration to other players in the industry, helping pave the way towards increased urban transformations similar in scope and solidifying UrbanCore as a go-to firm for superior decision-making and efficiency in its sector.
