A NEIGHBOURHOOD IN CONTEXT

Start with how
you spend your day.

Getting around

Cars are a great mode of transportation in this part of the city. It is very easy to access a parking spot, and many real estate listings are a short drive from the nearest highway. However, the public transit service in Dover is not very practical. Thankfully, house owners benefit from a few bus lines, and most residences are very close to a bus stop. This part of the city is not particularly amenable to bicycling as Dover is home to sometimes poor bicycling infrastructure, and cyclists encounter a significant amount of hills. This neighbourhood is also not particularly well-suited for pedestrians because few daily errands can be run without a vehicle.

Everyday essentials

A supermarket is ordinarily reachable within a reasonably short trip from anywhere in this part of Nanaimo. Moreover, a restaurant is commonly just around the corner, for example along Applecross Road, and there are also a few coffee shops in Dover. A good choice of clothing stores can also be found within a reasonably short walking distance. When it comes to education, daycares and schools are convenient to get to as a pedestrian from any location in Dover.

Local character

Dover is a very good neighbourhood to buy a house in for those who prefer a relaxed environment. This area is very quiet overall, as the streets are very peaceful. Finally, it is very easy to access parks in the neighbourhood since there are over 50 of them close by for residents to visit.

Surrounding homes

Roughly three quarters of the dwellings in the neighbourhood are occupied by homeowners and the remainder are rented. In this area, the majority of dwellings are single detached homes, but small apartment buildings are also present in the housing stock. Roughly one third of homes in this part of Nanaimo were constructed between 1990 and 2000, while most of the remaining buildings were built in the 1980s and the 2000s. This area is primarily composed of three bedroom and four or more bedroom homes.

A FEW USEFUL ANSWERS

Before you
call it home.

What do the location scores measure?

Local Logic supplies individual access and character scores on a 0–5 scale for the recorded coordinates. Consider each measure separately; we do not calculate an overall livability rating.

Are the distances walking times?

No. Distances are straight-line measurements from the project reference. Open directions to check a walking, cycling, transit or driving route.

Does a nearby school guarantee admission?

No. Confirm attendance boundaries, programs, capacity and registration requirements with the relevant school board.

Do the demographic figures describe future residents?

No. They describe the existing population in the provider’s surrounding study area. They do not predict the buyers or future residents of this project.

SOURCES & METHODOLOGY

A guide with a clear point of reference.

Prepared by Team Arora. Scores, neighbourhood descriptions, school records, places and demographic information are supplied by Local Logic. Requests are cached for up to 24 hours; underlying source periods may be older. Provider neighbourhood labels may differ from builder descriptions. Missing data remains unavailable.

Recorded coordinates: 49.2377563, -124.0408149. Amenity queries use a 2.5 km radius; school results retain the provider’s school-search coverage. Distances use the returned straight-line measurement, or are calculated directly between coordinates when absent. The project page includes the existing map; Google provides the linked directions. Verify current place details, boundaries and routes before making a decision.
