A NEIGHBOURHOOD IN CONTEXT

Start with how
you spend your day.

Sunnyside Park is a "jack-of-all-trades" when it comes to the feel of this part of Surrey. Although the ambience is not the most lively in this neighbourhood finding one of the a few nightlife venues is easy as they are generally located a short distance away. Sunnyside Park is especially quiet overall, as there tend to be low levels of noise from traffic. There are over 50 parks nearby for residents to unwind in, including Ruth Johnson Park and Dogwood Dog Off-leash Area, and they are very well-situated, resulting in them being very easy to reach from most locations within the neighbourhood.

Getting around

This part of Surrey is fairly appropriate for biking since Sunnyside Park is home to good cycling infrastructure. Traveling as a pedestrian is also moderately practical for house buyers in Sunnyside Park; many daily errands can be run without a car. Driving is often the favoured method to get around in this part of the city. It is easy to come across a parking spot, and it is a rather short car ride to the nearest highway from any location in Sunnyside Park. On the other hand, residents using public transit may experience limited choices in this area as a result of the infrequent service. Nonetheless, the neighbourhood is served by approximately 10 bus lines, and bus stops are ordinarily around the corner.

Everyday essentials

House buyers in this area will value that a grocery store is always only a rather short trip away. Likewise, there is generally a restaurant or cafe just around the corner. Home buyers have access to a good number of nearby clothing stores. As far as education is concerned, schools and daycares are straightforward to access by foot from most houses for sale in this part of the city.

Surrounding homes

Around three quarters of the dwellings in the neighbourhood are occupied by homeowners and the remainder are rented. In this part of the city, about half of dwellings are single detached homes, but small apartment buildings are also present in the housing stock. Roughly 40% of properties in this neighbourhood were built between 1980 and 1990, while the majority of the remaining buildings were built in the 1960s and the 1990s. This area is primarily composed of three bedroom and two bedroom homes.

A FEW USEFUL ANSWERS

Before you
call it home.

What do the location scores measure?

Local Logic supplies individual access and character scores on a 0–5 scale for the recorded coordinates. Consider each measure separately; we do not calculate an overall livability rating.

Are the distances walking times?

No. Distances are straight-line measurements from the project reference. Open directions to check a walking, cycling, transit or driving route.

Does a nearby school guarantee admission?

No. Confirm attendance boundaries, programs, capacity and registration requirements with the relevant school board.

Do the demographic figures describe future residents?

No. They describe the existing population in the provider’s surrounding study area. They do not predict the buyers or future residents of this project.

SOURCES & METHODOLOGY

A guide with a clear point of reference.

Prepared by Team Arora. Scores, neighbourhood descriptions, school records, places and demographic information are supplied by Local Logic. Requests are cached for up to 24 hours; underlying source periods may be older. Provider neighbourhood labels may differ from builder descriptions. Missing data remains unavailable.

Recorded coordinates: 49.032936, -122.8030184. Amenity queries use a 2.5 km radius; school results retain the provider’s school-search coverage. Distances use the returned straight-line measurement, or are calculated directly between coordinates when absent. The project page includes the existing map; Google provides the linked directions. Verify current place details, boundaries and routes before making a decision.
