— Local Logic neighbourhood profile

The neighbourhood, in detail

Transportation

Moving around by car is very convenient in Ava Heights. It is very easy to come across a place to park, and the majority of properties for sale are a very short car ride from the nearest highway, such as Highway 403. Cycling is sometimes difficult in Ava Heights since the bicycling infrastructure is not very comprehensive, and there are a good number of hills to challenge cyclists. Thankfully, bicycling is more feasible in some sectors than others. Ava Heights is also not very suitable for pedestrians because carrying out daily needs is at times challenging without needing to resort to a vehicle.

Services

Families will find that no matter where their home is located in Ava Heights, both primary and secondary schools are close by. However, parents and their kids may consider it challenging to access daycares by walking. With respect to food, home buyers in this part of the city commonly have to rely on a car to do groceries. However, those who like to dine in restaurants will have a fair number of choices, and a limited variety of coffee shops is available.

Character

There is a vast selection of green spaces in Ava Heights. Green spaces, including Brant Park Conservation Area, are very well-situated and there are about 10 of them nearby for residents to unwind in, making it easy to get to them. This part of Brantford can be relatively noisy, as traffic during rush hour can occasionally be bothersome.

Housing

About 30% of properties in Ava Heights were built pre-1960, while many of the remaining buildings were built in the 1960s and the 1990s. The large proportion of single detached homes in the housing stock of this area is an important part of its character. Nearly 95% of the properties in the neighbourhood are occupied by homeowners while renters occupy the remainder. There is a higher proportion of four or more bedroom homes in this neighbourhood.
