A NEIGHBOURHOOD IN CONTEXT

Start with how
you spend your day.

The character of Beaverdams is exemplified by its calm atmosphere. This part of Niagara Falls is excellent for those who need quiet areas, as there isn't a lot of street noise or city clamour. Finally, reaching green spaces, like Kalar Sports Park, is easy from many locations within the neighbourhood since there are about 30 of them nearby for residents to check out.

Getting around

The best transportation option in this area is usually driving. It is straightforward to park, and nearby highways, such as Queen Elizabeth Way, are fairly easy to reach from any location in this part of Niagara Falls. However, this area is not very transit friendly. Nonetheless, there are about 20 bus lines traversing the neighbourhood, and bus stops are ordinarily very close by. It is occasionally challenging for people travelling by foot to move around in this part of the city as few common errands can be run without the need for a vehicle. Although cyclists do not face serious hills, Beaverdams is also not particularly bike-friendly as the cycling network is fairly poor.

Everyday essentials

It is frequently possible for property owners in this area to do grocery shopping without the need for a vehicle. Furthermore, those who like to dine in restaurants will have a good number of opportunities, and a limited selection of coffee shops can be found as well. As far as education is concerned, it is a rather short distance to get to daycares and primary schools from most properties for sale in Beaverdams. In contrast, families may find it challenging for their children to reach high schools by walking.

Local character

The character of Beaverdams is exemplified by its calm atmosphere. This part of Niagara Falls is excellent for those who need quiet areas, as there isn't a lot of street noise or city clamour. Finally, reaching green spaces, like Kalar Sports Park, is easy from many locations within the neighbourhood since there are about 30 of them nearby for residents to check out.

Surrounding homes

The large percentage of single detached homes in the housing stock of Beaverdams is an important part of its character. This neighbourhood experienced its biggest construction boom following the year 2000, so most of the available properties are from this era. This neighbourhood is primarily composed of four or more bedroom and three bedroom homes. About 85% of the units in the neighbourhood are occupied by homeowners and 15% are occupied by renters.

A FEW USEFUL ANSWERS

Before you
call it home.

What do the location scores measure?

Local Logic supplies individual access and character scores on a 0–5 scale for the recorded coordinates. Consider each measure separately; we do not calculate an overall livability rating.

Are the distances walking times?

No. Distances are straight-line measurements from the project reference. Open directions to check a walking, cycling, transit or driving route.

Does a nearby school guarantee admission?

No. Confirm attendance boundaries, programs, capacity and registration requirements with the relevant school board.

Do the demographic figures describe future residents?

No. They describe the existing population in the provider’s surrounding study area. They do not predict the buyers or future residents of this project.

SOURCES & METHODOLOGY

A guide with a clear point of reference.

Prepared by Team Arora. Scores, neighbourhood descriptions, school records, places and demographic information are supplied by Local Logic. Requests are cached for up to 24 hours; underlying source periods may be older. Provider neighbourhood labels may differ from builder descriptions. Missing data remains unavailable.

Recorded coordinates: 43.08817, -79.14797. Amenity queries use a 2.5 km radius; school results retain the provider’s school-search coverage. Distances use the returned straight-line measurement, or are calculated directly between coordinates when absent. The project page includes the existing map; Google provides the linked directions. Verify current place details, boundaries and routes before making a decision.
